A permitted development application was submitted in Q4 2024, seeking change of use and a two-storey upward extension to an existing three-storey, 20,039 sq ft office building on a 0.61-acre site with 78 parking spaces.

Friel Welch oversaw the design development up to planning submission, offering cost consultancy and design advice to maximise project viability. Our input ensured the scheme remained financially feasible, balancing design aspirations with cost efficiency, while also aligning with planning policy and market demand. Through detailed cost planning and strategic design management, we helped refine the project to optimise buildability, unit mix, and development value, securing the strongest possible return on investment.
